Time to change those HVAC filters
Mid February is a great time to change out those AC filters.
The cedar pollen has collected in the filters over the last few months and by changing them now, you will not be circulating air through cedar filled filters.

Cold Weather Inspections
Inspectors work in all kinds of weather including the cold and snow.
When the temperature has been less than 60 degrees in the last 8 hours the inspector will not operate the Air Conditioning system. A visual inspection is done and shared components with the heating system will be inspected. Heat pumps are tested in the current mode. Damage to the compressor can happen if turned on because the compressor oil will thicken and lubrication ability is affected.
1st time for everything

I did a home inspection in Fredericksburg, in the snow!

With the snow on the roof and outside, Inspector will not get on the roof and will not open
and inspected any outside electrical panel.

2012 And we are still here
It's Christmas Eve (and my birthday) and I thought I would do one final blog for 2012.
2012 started out kind of slow, but when May came around, it was "who let the dogs out" for the next 7 months. For the first time in several years I had to turn down several inspections do to I was booked up to far in advance.
2013 looks to be a interesting "tech" year with the new I-Pad and wireless printer coming on line. In the end I hope it will not only speed up the report time but present even a more impressive report.
Busy, Busy, Busy
I have not been blogging much because I have been busy, busy busy and it's been hot, hot hot! We received 1"of rain yesterday and temps are cooler today. Hope both the business and heat relief lasts!
HUD 203K Inspector
I have got my HUD certification and just completed my first HUD 203K remodel / repair inspection. I am officially HUD inspector # D0948 also. Milestone
Hit an Inspection milestone this week by doing my 500th inspection.

Continuing Education Field Trip
I just got back from going on a Inspector Field Trip for Continuing Education in the Bastrop area. These are very interesting as there was 10 inspector who had the chance to inspect the same home, then compare notes on what they would report. The inspectors had varying years of experience and knowledge. I was surprised how the so called veteran inspectors missed the simplest of things. It goes to show the varying of inspector knowledge and styles out there.
