What's Inspected During A Home Inspection

 Home Inspections in Texas follow the Texas Real Estate Commission (TREC) Standards of Practice. 

The Foundation is inspected and an opinion is given based on the observations.

The Grading and Drainage around the home is also inspected.

The roof covering is inspected, and the inspector will walk on most roofs. Steep, slick, and covering that can be damaged (clay & slate), will be inspected either at the eaves or by binoculars, as will roofs over 16' access height.

The roof structure will be inspected from the attic access areas.

The exterior and interior Walls are inspected, as well as the Ceilings, Floors, Doors, Windows, Porches, Stairways, Decks, and Fireplace & Chimney.

The Electrical systems are inspected. All electrical panels will be checked along with the Branch Wiring, Fixtures, and Outlets.

The Plumbing system is inspected including the fixtures, tubs, drains, showers, and toilets.

The water heater is inspected.

The HVAC (heating and cooling) system(s) is inspected. Access panels will be removed when possible. The ducting is also checked. A temperature differential will be measured and recorded for the AC system.

Appliances inspected are the Dishwasher, Disposer, Bath Fans, Range, Range Hood, Oven/Stove, Microwave, Dryer Vent, Door Bell and the Garage Door. The refrigerator, clothes washer and dryer are NOT inspected.

Additional items NOT inspected and/or covered are Pest Infestation, Security & Fire systems, Water Wells, Septic systems, Telephone & Cable TV wiring, Lead Paint, Water Conditioners,Trees and Bushes, detached structures (unless requested) , Solar systems, Pools, Spas and Sprinkler systems.

Additionally, there are several systems that are buried and/or concealed and can not be inspected and are not covered. Those systems are: in/below grade water lines, Sewer septic drain lines and clogs, Chinese Drywall, and some types of Plumbing lines.
